The Victoria Real Estate Board’s MLS HPI benchmark for September 2026, across its whole board area, was $1,150,300 for a single family home, $542,800 for a condo and $774,000 for a townhouse: −1.5%, +0.3% and −1.1% against September 2025. The board’s news release leads with the smaller, pricier Victoria Core instead ($1,280,100 single family, $547,800 condo), so the two must not be mixed. BC Assessment’s typical single family assessed value for the City of Victoria in 2026 is $1,128,000, as of July 1, 2025. These are published statistics, not listings or forecasts.

3,811 active listings across all types at the end of September 2026. Average and median sale prices move with which homes happened to sell that month; the benchmark is the steadier measure. BC Assessment: typical assessed values, 2026 roll

BC Assessment’s 2026 assessments, announced January 2, 2026, reflect market value as ofJuly 1, 2025. These are values used for property tax, not sale prices, and they lag the market by about six months. BC Assessment says all of its data are calculated from median values. CheckedOctober 19, 2026. BCREA

The BC Real Estate Association publishes monthly sales and price tables for every board in BC at bcrea.bc.ca/economics. Its server refused our automated requests (HTTP 403), so no BCREA figure is shown here rather than one copied from a secondary report. Use its page for the provincial picture.

What the numbers are

The MLS Home Price Index benchmark is the Victoria Real Estate Board’s estimate of what a typical home of one type is worth, built from the features buyers pay for. It is steadier than average or median sale prices, which jump with the mix of homes sold in a month. The tables show it for each area VREB publishes and for three property types, with the same benchmark six months and twelve months earlier.

BC Assessment values are a different thing again: the estimated market value of each property on a fixed date, used to set property tax. The 2026 assessments reflect July 1, 2025, so they trail the benchmark by months.

Which area a figure covers

VREB reports for several areas, and the figure depends on which one you pick. Its news release leads with the Victoria Core. Its full statistics package also reports the whole board area and individual municipalities and districts. A district name in the table is VREB’s own grouping, not always a municipal boundary, so check the board’s area guide before relying on a row for one street.

Reading it with care

One month is a snapshot. VREB itself says price statistics are most useful when looked at over six months or longer and do not show the value of any particular property. Nothing here predicts where prices go next. If you are working out what a purchase would cost, use the property transfer tax calculator, closing costs, the first-time home buyer guide and the rent vs buy calculator.

Frequently asked questions

What is the average house price in Victoria BC?

It depends on the measure and the area. VREB’s September 2026 benchmark, an estimate for a typical home, is $1,150,300 for single family across its whole board area, or $1,280,100 for the Victoria Core. Actual sales in September 2026 averaged $1,268,691 for single family homes (median $1,140,000), $605,399 for condos and $845,780 for townhouses, but averages move with which homes happened to sell.

Why does VREB quote a different number from the one on this page?

VREB’s news release headlines the Victoria Core, a smaller and more expensive part of the region: $1,280,100 for single family in September 2026. Its statistics package also gives a whole board area figure, $1,150,300. This page shows the whole board area and labels the Core wherever it appears.

Are Victoria house prices falling?

Over the year to September 2026 the whole-area single family benchmark moved from $1,167,400 to $1,150,300 (−1.5%) and the townhouse benchmark from $783,000 to $774,000, while the condo benchmark moved from $541,300 to $542,800. VREB’s chair said September looked like buyer’s market territory but that one month does not make a trend. This site does not forecast prices.

Is a BC Assessment value what my home will sell for?

No. Assessments are estimates of market value on a set date for property tax: the 2026 roll uses July 1, 2025, and BC Assessment calculates its published figures from median values. Sale prices can differ, and the market has moved since.

Where are the listings?

There are none. This site does not list homes or quote asking prices. VREB’s listings are on its member sites and REALTOR.ca.

Why is there no BCREA figure?

The BC Real Estate Association publishes monthly tables for each board, but its server refused our automated requests, so we show none rather than copy one from a news report. Its economics page is linked on this page.
